If your question is not answered, please contact us.

At Bluewater Property Management, we specialize exclusively in property management, allowing us to focus on providing reliable service to rental property owners. Our comprehensive tenant screening process helps identify responsible residents who pay rent on time and care for their homes. We also offer pet-friendly rental options across our single-family properties. Explore our frequently asked questions to learn more about our approach and services.

What is included in your Full Service Property Management?

Everything needed to properly and effectively manage your property! See our complete service list for more details.

What type of properties does BPM manage?

We manage single-family homes and select townhomes in Mount Pleasant, Daniel Island, North Charleston, Charleston, West Ashley, Hanahan, James Island, Johns Island, Summerville, Ladson, and Goose Creek.

We no longer accept new management clients for individual condominium units in multi-unit buildings unless we are managing the entire building.

Are you a licensed Property Management company?

Yes, Bluewater Property Management is fully licensed and maintains an active license in South Carolina.

Is Bluewater Property Management a Real Estate Sales Company?

No. Bluewater Property Management focuses exclusively on rental property management. Aaron Silverman is a licensed Property Manager-in-Charge in South Carolina, authorized to oversee property management services, but not to represent buyers or sellers in real estate transactions.

Unlike companies that offer property management as a secondary service, property management is our primary focus and our only business. Our priority is managing our clients' rental properties and protecting their investments.

Will I Be Able to Reach a Real Person?

Yes, yes, and yes! Technology is great, but it can never replace personal service. At Bluewater Property Management, our friendly, professional staff is available to answer your questions, address your concerns, and provide the assistance you need.

Who Sets the Rental Rate?

Bluewater Property Management sets the rental rate after discussing pricing expectations with the property owner. We often aim for a higher rental rate to help our clients reach their target rent, but we also pay close attention to how the market responds once the property is advertised.

Rental rates can vary by season or even month to month, depending on the availability and pricing of comparable properties in the area.

Our goal is always to maximize rental income while minimizing vacancy. Since a vacant property generates no rental income, we may recommend adjusting the rental rate based on market conditions to attract qualified tenants.

Do You Have Insurance?

Yes, Bluewater Property Management is an insured company. Surprisingly, no one has ever asked us this question! We decided to include it in our FAQ because we believe having proper business insurance is an essential part of running a responsible and professional business.

When Will I Receive My Rental Income Each Month?

Client funds are sent via ACH transfer on the 12th of each month and typically arrive in the property owner's bank account within one business day. If the 12th falls on a weekend or bank holiday, payments are processed on the next business day. Actual deposit times may vary depending on weekends, bank holidays, and bank processing times.

How Is Maintenance Handled?

Maintenance is one of our top priorities at Bluewater Property Management. Two common reasons tenants move out are poor communication with their landlord or property manager and maintenance issues that are not addressed promptly. Often, neglected maintenance leads to tenant dissatisfaction.

Proper maintenance keeps tenants happy, helps reduce vacancies, lowers costs for property owners, and ultimately improves rental profitability.

We conduct move-in, move-out, and periodic property assessments to document the property's condition and identify preventive maintenance needs. We also offer preventive maintenance programs to help protect your property's long-term value. Assessments and maintenance services are billed separately.

All maintenance work is performed by vendors on our approved vendor list. If a property owner has a preferred vendor, we are happy to work with them, provided they meet our approval requirements and follow our company policies.

We do not work with home warranty programs.

Do I (the client) receive a monthly statement?

Yes, absolutely! It's your money, and you deserve to know exactly where it goes. We email monthly rental owner statements on the same day that owner payments are processed. If you need additional reports or would like to view statements from a different time period, you can easily access them anytime through your Owner Portal.

Can I List My Property for Sale and for Rent at the Same Time?

No. At Bluewater Property Management, we do not market properties for rent while they are also listed for sale. Platforms such as Zillow have restrictions on advertising properties for sale and for rent simultaneously. To avoid conflicting listings and ensure a clear marketing approach, a property must be removed from the sales market before we begin advertising it for rent.

Is Bluewater Property Management Pet-Friendly?

Yes, absolutely! We are pet-friendly! We understand that pets are part of the family, and welcoming them can help attract more tenants and reduce vacancies. Our goal is to accommodate pets while protecting our clients' rental properties. Pet policies and restrictions may vary by property. For more information, click here .
