Animal Requirements

Bluewater Property Management LLC knows pets are members of the family, and we warmly welcome approved pets in the homes we manage.  If you are applying to live in a home and have a pet, a completed pet profile via PetScreening.com is required to accompany your rental application.  A pet profile is required for each pet.  Our company’s specific link is https://bluewater.petscreening.com/.

Proof of a current rabies vaccination is required for all non-caged animals (cats, dogs, etc) and to be maintained during the tenancy.  South Carolina DHEC requires the rabies vaccination for all dogs, cats and ferrets – https://scdhec.gov/health/diseases-conditions/insect-or-animal-borne-disease/rabies/preventing-rabies/vaccinate-dogs.  Because of this requirement, the documentation for the current vaccination must be submitted with the pet profile. 

A maximum of two non-caged animals (cats, dogs, etc.), two cages/tanks (fish, birds, etc.) or a combination of the two are permitted.

A pet fee of $200 per animal, cage or tank is required.  The pet fee is not a security deposit and is not refundable.

We understand the specific demeanor of a dog is more important than labeling an entire breed; however, many insurance companies do not cover breeds that have been labeled as a dangerous breed.  Since we manage properties for many owners with different insurance companies, we prohibit the following breeds unless the pet has completed the American Kennel Club’s Canine Good Citizen® Program: Pit Bulls, Rottweilers, Doberman Pinschers, German Shepherds, Chows, Akitas, Alaskan Malamutes, Siberian Huskies, St. Bernard’s, Wolf Hybrids and a mix of any of them.

The American Kennel Club’s (AKC) offers the Canine Good Citizen® (CGC) Program .  The CGC is designed to reward dogs who have good manners at home and in the community.  Home information can be found at http://www.akc.org/dog-owners/training/canine-good-citizen/.

Animal breeding in the home is strictly prohibited – no exceptions.

Service and Emotional Support Animals

The pet fee and additional security deposit do not apply to service and emotional support animals, hereinafter referred to as service animal; however, for a non-obvious disability requiring a service animal, proper documentation and a pet profile via PetScreening.com is required prior to the service animal’s occupancy of the home. 

Our company’s specific link is https://bluewater.petscreening.com/.  In most instances, the screening company will ask for documentation from a qualified professional that the Tenant has a disability and requires a service animal as an accommodation.  As determined by Federal law, a Resident who requires a service animal will not be asked any details about the Resident’s disability, medical records or proof of training for the service animal.

Please Note: Service animals are not exempt from local animal control or public health requirements. This may include proof of a current rabies vaccination and maintaining such during the tenancy.
