Rental Application and Information
We are excited you are interested in applying for a home we manage. This page contains information about our rental application process, criteria and the link to our secure rental application.

Fair Housing Statement: Bluewater Property Management LLC conducts all business in accordance with Federal Fair Housing Law, as well as local and state laws. We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status or handicap/disability.
Rental Application Process
We focus on building relationships with our clients and tenants, so we have tried to streamline the rental application process by incorporating current technologies. However, renting a home is still a manual process. Many tenants want to see a home before they decide to apply, and that is expected, and we encourage it; moving into a new home can be a big step in a person’s life.
Home Preview:
We first ask prospective residents to view the home description, pictures and video tour on the rental home’s listing our website, www.bluewpm.com. We recommend prospective residents drive by the home to view it and the neighborhood to ensure the home and neighborhood are somewhere the resident wants to live.
In-person Home Showing:
If the home meets what a prospective resident is looking for, the showing request form on the listing page or at https://bluewpm.com/psq should be submitted to schedule showing.
We do not require in-person home showings; however, we highly recommend it. While we will prepare the home to a rent ready condition (cleaned, touch-up painting, repairs made, etc.), no cosmetic upgrades will be made. All necessary repairs will be made. If a cosmetic upgrade is requested, it must be listed on the rental application. No cosmetic upgrades after the application will be considered.
Rental Application:
Submit our online application and supporting documents. The application link is at the bottom of this page. Supporting documents include, but additional information may be required:
– driver’s license photo (military ID’s cannot be copied, so they cannot be used) or other government issued photo identification
– two most recent paystubs (screenshots of bank deposits are not acceptable)
– if you are self-employeed, business bank statements are not accepted; we must be able to document income from the business to the individual, either by deposited check copy and personal bank statement showing the deposit or most recent tax returns
If your driver’s license does not match your current address listed on your rental application, we will need proof of your current address – current utility bill or lease with your name on it.
Application Processing Information:
There is a $60 non-refundable application fee per adult (over 18 years old) and older to be paid when an application is submitted. This fee is non-refundable unless we do not start processing an application. The application fee will not be refunded if an applicant is not approved or does not rent a home from us.
All adults over 18 must submit an application and sign the lease as a tenant.
Applications start processing when they are submitted; however, the application packet is not complete and cannot be approved until all information and documents are received for all applicants of the household. Pet, service animal and emotional support animal information are included with the application packet.
We will continue to receive and process applications until an application packet is approved.
An approved applicant has 48 hours to submit the leasing funds and sign the lease. If the leasing process is not completed within 48 hours, other applicants may be offered a lease.
The leasing funds must be submitted before Bluewater Property Management will sign our portion of the lease. A lease is not ratified until all residents and Bluewater Property Management sign the lease. The leasing funds include that standard security deposit (equal to one month’s rent), the lease coordination fee ($150) and any other funds specific to the resident’s lease (example: pet fee).
If the lease starts less than 10 calendar days from the lease signing, the leasing funds and first month’s rent will be due with the lease signing, and a certified check is required for submission of funds.
Finally, first’s month rent and any additional money are due when the home keys are given (except when a lease is signed with lease than 10 calendar days to the lease start date).
Rental Application Criteria
Application Requirements:
Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If the information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable.
Identification:
Every Person 18 and over that will reside in the property must fill out an application and provide a government-issued photo ID. Military IDs cannot be used, because we are not permitted by law to retain a copy.
Rental History:
Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial, and unlawful detainers or evictions may be a basis for denial if less than three (3) years old. However, neither is an automatic denial. A foreclosure or short sale of a home is not an automatic denial.
Credit and Credit History:
Recent, positive credit history is required and is more important the the credit score. Missed payments, high debt to income ratio, past debt, outstanding debt, third party collections and judgments may be a reason for denial. The target credit score is 560 or higher. Bankruptcies must be discharged; copy of court paperwork required.
Criminal History:
An application may not be approved if the applicant has a felonious criminal history; factors considered are the type of crime, when it occurred, number of convictions, etc. Please inquire if you have questions.
Income/Employment History:
The income requirement is a household income three (3) times the monthly amount of rent in Gross Monthly income to qualify. To be counted as household income, amounts must be verifiable. Income can be verified through your last 2 month’s check stubs, bank statements or last year’s tax returns. Child support and alimony do qualify as income with the appropriate documentation. Unemployment does not qualify.
Self-employed Applicants: We will need documentation of the business paying you personally or tax returns. We cannot use business bank statements or personal bank statements that have income and business expenses mixed in. We will verify the business registration on the SC Secretary of State website, and we require a copy of the business license. We are unable to consider self-employment income from a business that is not registered with the state or does not have a business license, as required by your current local municipality.
Occupancy:
The maximum number of residents equals two persons per bedroom, unless local zoning requirements state otherwise.
Smoking Policy:
There is no smoking allowed inside any property. Some properties may have a designated outside area.
Alternative Criteria:
If you do not meet all of the above criteria, your application may be reconsidered with other options such as additional security deposit in the form of last month’s rent.
Rental Application
Supporting documents can be uploaded to your application. Support documents include, but additional information may be required:
- Driver’s license photo (military ID’s cannot be copied, so they cannot be used) or other government-issued photo identification
- Two most recent paystubs (screenshots of bank deposits are not acceptable)
- If you are changing jobs, we need the offer letter from the new employer.
- If you are self-employed, business bank statements are not accepted; we must be able to document income from the business to the individual, either by deposited check copy and personal bank statement showing the deposit or most recent tax returns
