Plans and pricing information is for single-family properties. Multi-family properties are billed based on the number of units and the condition of the property.
Leasing Only
Tenant Placement Only
Leasing Fee Only (not currently available)
- Setup Fee = $300
- No Ongoing Management FeesLeasing Fee = 1 month’s rent ($2,000 minimum)
- Rental Property Market Analysis
- Property Advertising (includes pictures and walking tour video, website listing on BPM’s website and 25+ rental property advertising websites)
- Weekly Property Advertising Metrics
- Property Showings (includes potential application prescreening)
- Tenant Screening and Selection (includes background checks to verify identity, income, credit history, rental history, etc., applicant pays rental application fee)
- Pet Screening and Service/Emotional Support Animal Documentation
- Tenant Leasing (includes lease signing, security deposit collection, first month’s rent collection)
- Tenant Handoff to Client (provide leasing documents (minus screening information), security deposit and funds remaining from first month’s rent after leasing fee balance deducted)
- Client Representation Ends (once funds and leasing documents are provided to client)
Full Service Management
Standard Plan
7.9% / month ($150 minimum)
- Setup Fee = $150
- Monthly Management Fee = 7.9% ($150 minimum)
- Leasing Fee = 50% one month’s rent (minimum $850)
- Lease Renewal = $125
- Project Management Oversight = 10% on all maintenance/capital improvements (excludes planned preventive maintenance and work by related maintenance company)
- Full Trust Accounting Compliance
- Legal Compliance (federal state and local)
- Pet Guarantee* (up to $1,500 in damage beyond the security deposit)
- Eviction Guarantee* (next leasing fee is on us if the resident is evicted in the 1st 12 months)

- Leasing Fee = 35% one month’s rent (minimum $625)
- Lease Renewal = waived
- Project Management Oversight = 10% on all maintenance/capital improvements over $750 (no project oversight on projects under $750) (excludes planned preventive maintenance and work by related maintenance company)
