The Benefits
24/7 Maintenance Hotline:
We provide 24/7 Live Support for after hours, holidays and weekend emergency calls. Non-emergency maintenance requests can be submitted 24/7 through the Resident Portal.
Monthly HVAC Filter Delivery:
Each month, the appropriately sized filter(s) will be provided for the resident to properly install. Clean filters lower energy costs, prolong the life of the HVAC unit and reduce maintenance issues. Dirty and clogged filters often lead to damaged blower motors causing residents to go without heat or air conditioning. HVAC units seem to break at the worst time, and most parts need to be ordered and shipped. Monthly filter replacement goes a long way to help prevent the inconvenience and discomfort of a few days to two weeks of no air conditioning in the summer or heat in the winter.
Utility Concierge Service:
The utility concierge service is a third party company which assists residents in activating utilities, internet, cable and alarm services with one simple phone call rather than individualized requests to specific companies. The utility concierge program simplifies the process of transferring all services and utilities into the name of the incoming resident.
Online and Mobile App Resident Portal:
24/7 access to your leasing documents, submit maintenance requests, account balances, payment history, pay rent options (ACH/EFT and credit/debit cards) and more.
Multiple Payment Options:
Residents can pay rent online through their resident portal and mailing or dropping off a check/money order/cashier’s check to our North Charleston office. Yes, we have an actual office!! Our office even has a 24/7 dropbox for rent payments. We do not accept cash for security reasons to protect both our residents and our employees.
Vetted Vendors:
We hold our vendors to a high standard. We expect them to show up in their scheduled time frame, complete quality work and act in a professional manner.
Waived Late Fee (1 time per year)
We understand things happen, and we will waive one late fee per year (based on the leasing period) when the late rent is paid on or before the 7th of the month.
Lockbox Move In
If a resident is unable to schedule the move-in appointment during business hours, we can provide you with the keys via a lockbox. The lockbox option is only available when all move-in funds have been paid in full.
Lockbox Move Out
Instead of dropping off the keys at our office, we can provide access to a lockbox for a resident to place the keys in at move-out to turn the property back over to us.
Regular Lease Renewals
We make sure all our resident’s leases stay current and up to date. Many management companies allow their leases to automatically go month to month, but we prefer to provide our residents with the security and peace of mind of yearly leases.
Landlord Reference or Rental Verification for Mortgage
One of the biggest challenges residents face when applying to rent a place to live is being able to document their residence history in order to qualify. We will complete up to 3 landlord references or rental verification for mortgage with the appropriate authorization from the resident.
Frequently Asked Questions
Can I opt-out of the Resident Benefits Package?
No. Bluewater Property Management is providing the Resident Benefits Package to all residents when we sign a new lease. The volume we obtain by proving it to all residents enables us to keep costs low for the services and benefits provided.
Does the Resident Benefits Package include rental insurance?
At this time, we do not include rental insurance with the Resident Benefits Package. We have not been able to locate a company to provide this at a cost-effective price for our residents.
